Een state of the art, full-electric warehouse, gelegen op bedrijventerrein Medel 2 in Tiel.<\/div>\n<div><\/div>\n<div>Dit nieuwbouw DC van totaal 52.543 m\u00b2, dat voldoet aan alle hedendaagse eisen van modern logistiek vastgoed, is de volgende stap in de uitrol van de activiteiten van ID Logistics in Nederland. Het gebouw wordt ontwikkeld voor ID Logistics, die circa 70% van het object gaat huren. Hierdoor is ongeveer 30% beschikbaar voor verhuur aan een derde partij. De start van de bouw is voorzien voor juli 2026 en de oplevering voor de zomer van 2027.<\/div>\n<div><\/div>\n<div>Het deel voor de verhuur bestaat uit circa (b.v.o.):<\/div>\n<div>\u2022 Warehouse: 13.017 m\u00b2<\/div>\n<div>\u2022 Kantoor: 711 m\u00b2<\/div>\n<div>\u2022 Mezzanine: 1.678 m\u00b2<\/div>\n<div>\u2022 Parkeren: 90 plaatsen<\/div>\n<div><\/div>\n<div>De Innovation Box is een vrijstaand kantoorgebouw van circa 315 m\u00b2, gelegen bij de entree van het terrein. De ruimte is flexibel inzetbaar als vergader- of recreatieruimte, ontvangst- en presentatieruimte voor klanten, lab- of showroomruimte, of als kantoorruimte voor een externe partner. Circa 30% van deze ruimte zal aan de huurder worden toegewezen en dient gezamenlijk met de unit te worden gehuurd. Deze oppervlakte is momenteel nog niet meegenomen in het kantooroppervlakoverzicht.<\/div>\n<div><\/div>\n<div>ONTWERP EN MATERIAALKEUZE<\/div>\n<div>De gevel is zowel eyecatcher als functioneel element. Groene zones en houten accenten geven het gebouw een dynamisch en natuurlijk karakter, met slimme zonwering waar nodig. Bovendien biedt de gevel ruimte voor nestkasten en klimplanten, wat de biodiversiteit versterkt en de groene omgeving extra kwaliteit en beleving geeft. Dankzij de ge\u00efntegreerde looproute wordt dit een plek waar mensen graag verblijven en werken.<\/div>\n<div><\/div>\n<div>LOCATIE<\/div>\n<div>Bedrijvenpark Medel ligt direct aan de A15 en vormt een belangrijk logistiek knooppunt in Nederland. Met een directe aansluiting op het snelwegennet en een eigen binnenvaartterminal is dit de ideale uitvalsbasis voor distributie en transport door heel Nederland en Europa.<\/div>\n<div><\/div>\n<div>BEREIKBAARHEID<\/div>\n<div>\u2022 Auto: Directe ligging aan de A15 met snelle verbinding naar de A2, A12 en A50.
